We at Leicester property shop aim to provide an outstanding level of service to our tenants. Our residential properties are let using a standard Assured Shorthold Tenancy (AST) agreement. We manage a wide range of rental properties around Leicester. We can cater for families, professional people or students.
Our service to all tenants include the following :
Finding the right property
Searching for your property can be simple by using our search facility online. You can search for properties to tailor your individual needs. Alternatively please contact us for further information.
Property viewings
Once you’ve selected the right property for you, we can arrange to conduct viewings of properties at times convenient to you. We will accompany you to view the property to ensure you choose the best property to suit you. If you are happy with the property, we will contact the landlord and proceed with the rest of the letting process.
References
All tenants will be required to provide proof of Identification, employer reference, current/previous landlord details, bank details and proof of income. Leicester Property Shop will then carry out the necessary credit and reference checks. Students will be required to provide details of a guarantor (usually their parents). The property will only be rented out to tenants once we are satisfied that all these checks have been conducted correctly.
Administration / Fees
Once we are satisfied with the credit and reference checks, you will then sign the tenancy agreement. Deposit for the property and first month’s rent will now be required. All deposits are held in a secure Deposit Protection Scheme. All deposits are fully refundable at the end of the tenancy, providing the property is vacated in a satisfactory condition as agreed at the start of the tenancy. All final bills must have been paid.
Moving In
We will arrange a suitable day and time for you to move in. You can collect the keys from us or alternatively we can meet you at the property. All rent payments are payable a month in advance and preferably by standing order. Late rental payments will incur interest charges. Maintaining the property and payments of all utility bills and council tax are now the responsibility of the tenants.

Once you have selected and reserved your property, applicants will be required to pay our agency fees as detailed below :

Pet Deposit
Although allowing pets in the property is at the discretion of the landlord, a security deposit will be required. This will be protected with your deposit in a government authorised scheme.

During your Tenancy
Additional copy of the Tenancy Agreement
At the start of the tenancy, you will be provided with one copy of the tenancy agreement. If you misplace this or require additional copies, a small charge will apply.

Emergency Call out/Lost keys
During the hours of 9am – 6pm if Leicester Property Shop have to attend the property as a result of an emergency or lost/misplaced keys, a charge will be applicable. In cases where locks require replacing or additional keys cut, further charges will be incurred.

If you require a reference for your new landlord or agent, a small fee will be charged.
