Whether you are becoming a landlord for the first time, or you already are a landlord we can provide you with the best possible service. On behalf of our landlords we can arrange to manage a single rental property or a portfolio of properties.

 

Our fees are competitive open to negotiation depending of the level of service required.

Leicester property shop provides 3 types of services for our landlords:

Letting Only Service

Property Appraisal
We will initially visit the premises to provide the Landlord with a free, no obligation assessment of the property. We will give advice and an indication of the likely market rent achievable for the property.

Advertise
Here at Leicester Property Shop we would work hard to ensure we let your property in the shortest possible time and get the best and maximum price. We will take photographs of the property and advertise to promote details of the property to prospective tenants. This service also includes the supply and fit of a “To Let Board” at the property.

Tenants
We would carry out viewings of the property, leading to the introduction and vetting of prospective tenants. To protect our landlords we would take up reference and/or credit checks for suitable tenants. Where tenants may be students we would ask for a guarantor (usually this would be their parents).

Tenancy Agreement
Once the tenants have been selected, we will then prepare an Assured Shorthold Tenancy Agreement. This would be for a period of no less than 6 months. If required we can also arrange to conduct an inventory at the premises for a small administration fee.

Deposits
The first month’s rent and deposit (usually 1 months rent) will be collected from the tenant and credited to the Landlord after deduction of our service fees.
As a legal requirement all deposits must be registered with a deposit protection scheme. We can arrange this on your behalf or alternatively we can transfer the deposit to you and you can register this.

Council Tax and Utility Companies
We at Leicester Property Shop want to make this process as smooth as possible for our Landlords. We would therefore inform the Local Council and all utility companies of when the change of tenants will be taking place.

The relevant paperwork would then be forwarded to the Landlord. The managing of the tenancy including the maintenance and rent collection will then be the responsibility of the Landlord.

 

Rent collection

This service, includes all of the Letting only Service plus :
Collection of Rent
Leicester Property Shop collects all agreed rent payments every month from the tenants. We aim to provide a stress-free service, therefore we would deal with any late payments of rent effectively. Please enquire about Rent Guarantee insurance policies. We will endeavour to keep our landlords informed at all times.

Payment to Landlords
We will ensure Landlords receive their rent promptly. The landlords’s nominated bank account will be credited each month less our monthly fees. Leicester Property Shop will provide monthly invoices to ensure you are kept up to date with payments.

 

Management Service

This service, includes all of the above Let only Service and Rent Collection plus:
Periodic Inspections
During the tenancy we carry out periodic inspection visits of the property. This is to ensure that the tenants are looking after the property. We will advise you accordingly.

Maintenance and Repairs
If any maintenance issues are identified, we will (within the confines of our management agreement) recommend you using one of our approved contractors or you may wish to deal with the maintenance yourself. If you did require us to carry out the works, we would deduct the agreed fee from your monthly rental income.

Final Inspection of the Property
Towards the end of the tenancy, we will contact you to find out if the tenancy should be renewed. We will review the rent and advise you if a rent increase is possible depending on current market conditions. We will liaise with the tenant and renew the tenancy agreement or arrange to move them out as applicable. You will be advised of any damage caused by the tenants and the appropriate amounts will be deducted from their deposits.

Fees
